Inventory

The Inventory is an absolutely essential document that provides a written point of reference, which should be amended, updated and recreated before the beginning of each new tenancy. It is a legally binding document between the Landlord and the Tenant. Astbury Inventories will compile an Inventory (or make), that details the property, fixtures and fittings and describes their condition. This should be compiled by an independent Inventory Services Company, like Astbury Inventories, in order to ensure impartiality and an unbiased view. All properties should have a current Inventory compiled, whether furnished, part-furnished or unfurnished.

Check-In

At the time of occupation, Astbury Inventories will go through all of the items on the Inventory with the tenant. A Check In Sheet is completed, which confirms keys handed over to the tenant, meter readings, confirmation of valid gas and electricity testing/inspection documentation and a general declaration about the property condition.

Check-Out

At the end of the tenancy, Astbury Inventories will attend the property to carry out a Check Out to give a comparison with the original inventory since the beginning of the tenancy. A Check Out report will be produced giving condition details, number of keys returned and a final reading of the meters will be taken.

Photographs

Photos can be included into the inventories, However they are viewed by the courts as supporting evidence to the written word. There is an additional charge for photographs.

Security

We use Adobe Acrobat to create PDF documents, which can be viewed but not modified
