The Inventory is an absolutely essential document that provides a written point of reference, which should be amended, updated and recreated before the beginning of each new tenancy. It is a legally binding document between the Landlord and the Tenant. Astbury Inventories will compile an Inventory (or make), that details the property, fixtures and fittings and describes their condition. This should be compiled by an independent Inventory Services Company, like Astbury Inventories, in order to ensure impartiality and an unbiased view. All properties should have a current Inventory compiled, whether furnished, part-furnished or unfurnished.


At the time of occupation, Astbury Inventories will go through all of the items on the Inventory with the tenant. A Check In Sheet is completed, which confirms keys handed over to the tenant, meter readings, confirmation of valid gas and electricity testing/inspection documentation and a general declaration about the property condition.


At the end of the tenancy, Astbury Inventories will attend the property to carry out a Check Out to give a comparison with the original inventory since the beginning of the tenancy. A Check Out report will be produced giving condition details, number of keys returned and a final reading of the meters will be taken.


Photos are not generally included in the inventory as they are viewed by the Courts as supporting evidence only, it is the written word that is necessary. However we always include photographs of gardens, and of course any damage at a Check Out. We can provide additional photographs of course, if requested.

The Astbury Inventories’ online calendar will be used as a platform to enable ease of bookings, so that we are truly a 'one stop shop' for all of your requirements.

Energy Performance Certificate (EPC)

The European Directive on the Energy Performance of Buildings (EPBD) is a key part of strategies for tackling climate change. Any building which is sold, rented out or constructed must have an EPC. This must be issued by a qualified and accredited assessor in an independent manner. An EPC is valid for ten years. The Landlord is responsible in ensuring that the EPC is valid and cannot market the property until it is carried out. The EPC must be made available for any home, free of charge, to a prospective tenant from the 1 October 2008.

Gas Safety Certificate (C12)

In the case of residential properties, Landlords (or their Managing Agents) have a statutory duty to arrange annual Gas Safety Checks by a registered CORGI installer.

Portable Appliance Testing (PAT)

From 1 January 1997, new regulations require Landlords to ensure electrical equipment is safe and, in particular, does not carry a risk of death or injury to persons or damage to property. Fixed installations and wiring should be tested for safety every five years by an NICEIC, ECA or approved competent person.

Cleaning Services

It is important to look after you investment and at the beginning of a new tenancy arrange a full professional clean, after that as long as you have handed the property over in a pristine condition, you should expect to receive it back in the same manner. Carpet cleaning and pest control is also available.
